From our Founder

Founded in Boulder in 2009, we were the first real estate brokerage firm in Colorado to specialize exclusively with commission rebates. A commission rebate is simply the act of the buyer’s agent giving part of their commission to the buyer…usually as a closing cost credit. My motto was “You find the home, I close the deal, we split the commission.” Historically, sellers offered brokers like me 2.8%. This was in the form of a “cooperating commission” that was technically paid though their listing agent, and was irregardless of the size of the deal or how much work I would do. This dynamic was one of the factors that led to the lawsuit against the National Association of Realtors® (NAR), a lawsuit that resulted in a watershed settlement announced in March of 2024. In any case, I was taking the 2.8% and splitting that with self-directed homebuyers who wanted to do the heavy lifting in terms of their property search.

Effective August 17, 2024, MLS participants are bound by practice changes that result in more transparency and more options around real estate commissions or compensation. These changes are consistent with the value Buyers’ Slice Realty has embraced since 2009! Know that today’s seller has more latitude in this new environment, and it is expected that they won’t always offer 2.8% commission to the buy side as consistently as they once did. Whatever sellers decide, the new purchase contract in Colorado has added a paragraph 29 to verify how the buy side broker will be paid. There are three options. Buyer’s agents can be paid by their buyers, by the Seller direct, or by the listing agent. And it could be any combination of the above, whether that be a percentage or a flat fee…which is where the math may start to get complicated. This is why we are pivoting from a commission rebate (based on percentages that assumed the listing agent was paying us), to an easy to calculate flat fee. Same great value for discerning clientele, just an easier way to do business for all involved.

In the end, the mistruth that “realtors are free for buyers” is going to the grave. But all this necessitates that our clients know and understand all the fees up front. This will put more urgency on signing paperwork earlier in the process…documents that will make those fees and responsibilities clear. And every file is different, so let’s plan on a meeting or phone call to see how we can strike a win-win with you, using these new compensation rules to still reward you for the effort you will put in too.

Thanks for giving us a look!
